What kind of pets do you allow? Do you permit exotic pets?
We allow dogs and cats. No exotic pets allowed.
How many pets may I have?
Two
Are there any deposits, special fees, or monthly charges to have a pet?
$350-1000 pet fee; $25 per month per pet. Limit two pets.
What must I bring with me to tour an apartment?
A government issued photo ID.
What are your fees and monthly charges?
$150 application fee per person over the age of 19. $30 trash; $5 pest; $44 maintenance fee; $7 common electric.
What are the income and credit qualifications?
3x the monthly rent including all trash removal, pet rent and pest control.
What is acceptable "proof of income" to sign a lease?
Please see Rental Application Approval Criteria for full list.
Income statements (i.e. pay stubs), bank statement, tax return, proof of trust income, pension funds, proof of retirement income, proof of student loan, proof of government payments disability income, and social security etc.
What happens if I qualify for an apartment, but my roommate does not?
The application is declined. The approved roommate may apply move-in if they qualify on their own or they may apply for a smaller apartment if they meet the criteria.
What are your security deposits?
Our apartment homes are Security Deposit “Free” with LeaseLock. See a team member for details.
Can I change to a month-to-month lease plan after my first year?
MTM rate are $350 plus current market rates. MTM leases are for a maximum of two months only.
What utilities are included in my lease?
None
How long is the term of the lease?
Lease terms between 7-15 months are available. Short term lease premiums may apply.
Do you accept leases for short terms?
Yes, based on availability. Short term leases are limited and may be denied.
Am I required to have renters' insurance?
Yes. The policy must have a $100,000 liability per occurrence. Broxton Bay must listed on the policy if you utilize a 3rd party company.
Do you offer furnished apartments?

If something needs to be repaired in my apartment, how do I report it?
You can email the community, call, text or submit through the property website’s online portal.
When is my rent payment due?
Rent is due on the 1st of the month and considered late after the 5th. A 10% late fee will be applied to the account on the 5th.
What day of the month am I liable for a late charge?
Late fees are charged after the 5th of the month.
Will you accept electronic payments from my bank?
Yes, but the online payment system will not accept payments after late fees are applied.
Is there a place where I can pay my rent after office hours?
You can pay through the online portal. The online payment system will not accept payments after late fees are applied.
There is a person who might be staying with me for a while, is that permitted?
No longer than 14 consecutive days. After that they must be added to the lease agreement.
Do you have reserved parking?
No, but you can rent a garage for $150-275 per month.
I have a motorcycle, where can I park it?
A garage may be rented for $150-$275 per month or the motorcycle may be parked in the main parking lot.
Can I install my satellite dish at my apartment?
Yes, however strict guidelines apply to add a satellite. Please see a team member for assistance.
Do you have cable services?
Yes, AT&T is the provider with the latest in Fiber lines.
Does the property have a fitness center?
Yes, it’s open 24-hours a day.
Does the property have a swimming pool?
Yes
Does the property offer on-site recycling?
Not at this time.
Are gas grills permitted at your property.
Grills are not permitted on patios or balconies per the Duval County Fire code.
Is there any additional storage space available at your property?
Every apartment home comes with a storage unit.
Are residents permitted to paint their apartment?
No, we prefer that no resident painting is done. Should a resident paint the cost to repair is $200 per wall.
Will you accept my delivery packages for me?
No, we do not accept packages on behalf of residents. Please contact the delivering agency or sender to arrange for alternate delivery options.
